Marbella Council has approved a major urban development initiative between Hacienda Cortés and Camino de los Pescadores, paving the way for 270 protected-price housing units and the creation of a whole new neighbourhood under a “compact city” framework. 

The council says that the project will complement the Arroyo Segundo, which is currently underway and aims to provide over 800 affordable houses in one the city’s most rapidly-growing areas.

Marbella Council has announced that it has endorsed the declarations of convenience and opportunities for the Urban Transformation Action on rural land. According to a release, this project is complementary to that already implemented in Arroyo Segundo. It aims to knit together the urban fabric of one of the most rapidly growing areas in the city. Arroyo Segundo was launched just two weeks prior.

The site, which covers an area of more than 62 thousand square meters, will dedicate over 80 percent of its space for protected-price housing (VPOs). The development will feature amenities and services that enable residents to go about their daily lives with no need for long commutes.

The plan includes over 12,000 square meters for general infrastructure. 9,000 square metres are reserved for public facilities, and almost 3,000 square meters for road connections. The enhancements will improve links between key locales, including Río Real, Bello Horizonte, the La Ermita industrial estate, and the La Cañada Shopping Center.

The developments, when combined with the Arroyo Segundo 532 protected units, will form a cohesive neighbourhood with more than 800 affordable homes. The promoters have a year to complete the project. It will then be processed along with Marbella’s Municipal General Planning Ordinance.

The council has described the approval as an important part of their medium-term strategy for increasing the stock of protected housing. He also cited short-term measures, such as the approval last week of 132 units with rent control in San Pedro Alcantara. Another 40 units will be added in this same area in due course.
