Housing hope – Costa del Sol at turning point in new construction


Costa del Sol is experiencing a wave optimism, as the new licenses issued for thousands homes signal a turn-around in the fight against housing shortages. 

The 2024-2025 construction boom has been felt from Estepona to Torremolinos. There are over 3,755 residences approved in Estepona (1 503), Marbella (602), Mijas (732), Fuengirola (302), Benalmadena (302), and Torremolinos (325). The projects will transform the skyline in the region, from luxurious developments like The Edge, Estepona, through to innovative apartment buildings like Kosmos, Torremolinos.

Costa del Sol housing projects are dominated by affordable housing

A major portion of this growth includes lower cost protected price housing (Vivienda de Protección Oficial VPO) projects, guaranteeing affordability for locals. San Pedro Alcantara South Promotion, in Marbella, will deliver 84 protected price housing units. Of these, 42 are reserved for people under 35, and 38 to general applicants. Meanwhile, a municipal plan is aiming for 1,373 homes that are affordable. Mijas has also increased its efforts, with more than 550 VPOs planned for four different promotions. These initiatives show a desire to finally balance luxury tourism with affordable housing for residents.

Developments such as Celestia Homes in Estepona Jade Tower is a modern tower in Fuengirola that combines design with environmental concerns. It offers hope to families and professionals who are priced out. The Kove in Mijas and Balance Nova, both projects near beaches and amenities, promise to create vibrant communities. Benalmadena’s Mane Residences, and Torremolinos’ Kosmos both add to the momentum with their integration of green spaces and views of the sea.

Local officials hail the event as a turning moment. Marbella’s mayor said that “with the limited amount of land available, it is our commitment to use every square metre for the advancement of affordable housing.”

Construction is underway, and the public drawing will be held soon. This region is on track to alleviate its housing shortage, and offer homes and hope to thousands.
