Higueron housing development gets green light

El Higueron, a residential area exclusive in Fuengirola on the Costa del Sol, has been granted approval for a massive urban planning change. 

The Andalucian Regional Government issued a favorable environmental report on a modification of Fuengirola’s General Urban Development Plan. This affects two plots in the El Higueron Sector. The project introduces an innovative reorganization of residential areas and service spaces that will improve environmental and community concerns.

The redevelopment is centered around the transfer of building rights. This involves reallocating eight planned residences. By consolidating all residential development, the new facilities will be able to take up more space. This vacated parcel will now be home to a 142 space covered parking garage, with four new tennis court tops. These additions aim to improve the sports facilities and transportation options in the area. They have been strategically placed to ensure maximum accessibility for residents.

The Regional Delegation of Sustainability and Environment has deemed the project environmentally sound, provided that mandatory preventive and correctional measures are adhered to. Planting native tree species as carbon sinks and adding to the natural air cleansing are among the main requirements. Also, strict adherence to water, waste and soil regulations is required. Fuengirola Town Hall must submit regular reports throughout construction and operation in order to ensure that environmental measures are being followed, including hydrological analyses and responsible water management.

Fuengirola’s council is satisfied with this urban modernisation initiative, as it fits with its commitment to improve access, mobility, sustainability, and the overall number of houses in the region without putting strain on the local natural resources. El Higueron is one of Costa del Sol’s most notable residential developments. Its redevelopment shows the growing importance of this development as a sustainable urban planning model.
