NEWLY built three-bed penthouses are all the rage on the Costa del Sol, according to figures from Spain’s national property registrar – and British expats are leading the charge.
The property portal Idealista has analysed sales for the third quarter 2025 and found that the three-bedroom apartment sold faster than other housing types in Spain. In fact, 37% of these properties spent less than one month on the market.
In Andalucia the sales of newly-built properties increased by 35.8% on an annual basis in Q3 compared to a modest increase of 11.4% in resales. This reflects a growing preference among buyers for modern and energy-efficient designs.
Brits continue to top the list of foreign buyers in Spain, accounting for 13.6 per cent of all international sales – with three-bedroom apartments giving expats an ideal balance of comfort and practicality for holidays, longer stays or welcoming family and friends.

Marc Pritchard is the sales and marketing director of the Spanish branch Taylor Wimpey. He said that three-bedroom penthouses on the Costa del Sol are perfect for British buyers as either second homes or primary residences.
The demand for these properties is expected to be high in 2026, especially near golf courses, beaches, and other local amenities.
The penthouse is a popular choice for many reasons. It offers a variety of advantages compared to other apartment types. This includes better views and natural light.
In the first half 2025, British homebuyers purchased 5,371 properties in Spain. The most popular locations included the Costa del Sol or Costa Blanca.
The average price paid by foreign buyers during this timeframe reached a record €2,417 per square metre.
