Property prices reach new high in Spain with foreigners making 14.6% of purchases - CSN News

There is no slowdown expected for the new home price increases in Spain this year


According to a report by Sociedad de Tscion, the prices of new homes will continue to rise in Spain in the second half 2025.

Their report published on Wednesday showed that average new home prices reached €3,151 per m2 in June- a yearly rise of 7.5%- to make house prices the highest since their surveys started.

They predict that by the end of the year, the average price will be €3,291, meaning an annual hike of 8.7%.

For example, a 100 m2 home will cost €329,000 later this year.

Around a fifth (or a fifth) of the market is made up by new properties, but they cost on average 44% more than homes that are second-hand.

The reasons for this variation include better building standards, more energy-efficient structures and a shortage of supplies.

Consuelo Villenueva of Sociedad de Tasacion stated: “The number of new building permits has increased by 19% in the first three months of 2025, compared with last year.”

She warned that the level of demand on the market was still far below what is needed to meet it structurally.

Villanueva added that inflation had put pressure on household purchasing power and that the rise in property prices ‘structurally limits the ability to access housing’,
