Tougher laws lead to big cutback in tourist homes available for let in Spain

The number of holiday homes for rent in Spain has been drastically reduced due to stricter laws

The number of vacation homes in Spain that were available to rent fell by 12.4% between November and December last year. It was the biggest drop ever since the National Institute of Statistics began compiling statistics twice a month.

The INE stated that the total was 329.764 in November, which is 13.6% lower than in the previous survey of May.

The number of properties owned by tourists is at its lowest level since August 2023 (403,267). This represents 1.24% the total number homes in Spain.

TOURIST LETS FALL

Holiday areas dominate the regional differences.

Around half of the tourist flats in Spain are located in Andalucia or Canary Islands.

This reduction can be attributed to stricter laws that require the registration of short term lets, the removal online advertisements featuring illegal rentals and the residents associations’ power to veto tourists housing.

The Ministry of Housing says it will continue to do its best to use the maximum number of homes available to rent out at reasonable prices.

Andalusia recorded the largest number of holiday homes, with 91 757, a 4.6% decrease from the previous figures for May.

Canary Islands came second with 49,676 homes for tourists, 2% fewer than six months ago.

Valencian Community, which has tightened registrations severely, totaled 48 441, 23% less than May.

Catalunya comes next with 46,915, a 17% drop from May. The Balearics follow on 19,398 tourist houses, a 6 month decline and the lowest number since the INE started keeping records.

Madrid, on the other hand, registered 19,398 tourist apartments, 17.5% lower than in May, and the second-lowest figure since August 2020 when records started to be kept.
