RARE OPPORTUNITY: Boutique hotel for sale in Cadaqués, Spain, is one of only two of its kind

WITH just 31 hotels in Cadaqués the chance to buy one is rare.

But boutique hotel Mas dels Arbres – currently for sale in Cadaqués via Cottage Properties – is even rarer.

There are only two other places like it in the 25km area surrounding the town. National Geographic The “most beautiful city in the world” will be named in March 2025.

Salvador Dali was the first to call Cadaqués – with the world-famous Salvador Dali House Museum – the “most beautiful place in the world”.

A few decades later, the El Bulli restaurant was #1 on The World’s Best 50 Restaurants list five times, and brought 3 million restaurant reservations a year to Cadaqués.

The town’s official population is 1,800, so it can’t accommodate everyone.

But it is Cadaqués’ charm as an artsy fishing village with incredible food that continues to make it the “best” of many things high on the upmarket tourist’s list.

What makes Mas dels Arbres unique?

The farmhouse, built in 17th century, was converted to a hotel in 2021.

There are still hooks on the outside of its doors where farmers can hang a torch.

It’s not just the rarity that makes it so rare.

Let me explain.

A rural license for hotels is not the same as a hotel license.

Turisme Rural licences allow hotel owners to choose from a variety of business models. As an example, unlike urban hotels, you can run your business on a per room basis. You can also find out more about the following: Rent the entire building.

You are a short-term hotel, wedding venue, retreat center, and all of these at the same time.

Mas dels Arbres has a very specific approach. 

It hosts a world-renowned psychologist from Dubai for a week-long retreat. The next week, it rents out its two suites and three rooms for prices starting from €360 a night – according to a local property rental portal.

Imagine what you could achieve.

A boutique hotel. Only 15 minutes away from Spain’s best-kept secrets. The business doesn’t have to be flooded with tourists during the summer peak season.

Mas dels Arbres has a rural tourist license and is one of only two boutiques hotels that are located in Cadaques, or any of its surrounding towns.

This is a rare investment opportunity.

The “generation” won’t see it.

Boutique hotels with rural licenses are another story.

Here’s how to put it:

Cottage Properties’ co-director Angels Sabater Anell says that you won’t be able to find another cottage this close to Cadaques in “a generation”.

“Mas dels Arbres is inside the Cap de Creus Natural Park, which surrounds Cadaqués and is one of the most protected landscapes in Catalonia,” she says. 

It is almost impossible to get a rural tourism license in this area. You will have to comply with requirements ranging from architectural preservation and environmental integration standards, through energy efficiency and accessibility.

She said that the rehabilitation of Mas dels Arbres, which she says was done in accordance with Spanish regulations, was so accurate that it featured on Spain’s Canal Decasa TV channel as an example for authentic restoration.
