Benidorm property prices to skyrocket first quarter 2026

In the first quarter of 2026, house prices in Alicante increased by 18.3% compared to one year ago.

Numbers from a property appraisal company Tinsa said the average price stands at €1,877 per m2 but numbers ares even higher in popular tourist areas.

Benidorm reached €2,786 per m2- a hike of 20.5% over 12 months and up by 2.7% on the previous quarter.

Other big rises include Orihuela, where the average price is €1,986 per m2(up 15.4% over a year); Alicante City on €1,980 per m2(up 16.1%) and Torrevieja with €1,859 per m2(up 15%).

The 18.3% year-on-year growth puts Alicante province above the national average of 14.3%, with a median price of €1,987 per m2.

It is ranked fourth nationally in terms of price increases behind Toledo (+23.2%), Albacete (+19.5%), and Madrid (+19.2%), but ahead of other areas such as Barcelona (+11%).

In the first months of this year, residential development in Alicante Province grew along with strong demand for property on the coast. This led to a steady increase in prices.

In January, the number of new residential properties approved increased by 18.3%.

The lack of housing stock, coupled with much higher prices, led to home sales falling at the start the year.

Alicante recorded 4,309 property sales in the last 12 months, down 7.7%. The sales of new properties fell by a staggering 20.9%.

Housing stock will drop by 5% in the entire region in 2025.
