Estepona enters jet-set level – €8 million for a penthouse

Costa del Sol’s property market has taken a huge leap forward with the sale of Estepona’s most expensive penthouse. While Marbella and Sotogrande have long dominated the luxury narrative on the south coast, Estepona has officially entered the “big league” with the record-breaking sale of a duplex penthouse for over €8 million.

This sale is particularly notable because of its exclusivity. It was made in an “off market” transaction to a private buyer before it reached the stage of public listing. The project, developed by Prestige Expo Group in collaboration with Grupo BZH signals Estepona’s evolution as a destination for super-luxurious High-Net Worth Individuals (HNWIs).

Melkart Penthouse: architectural grandeur

The record-setting unit, named Melkart, is a sprawling 1,058 m² residence scheduled for delivery in late 2026. Designed to feel like a “floating villa”, it features 3-metre-high ceilings, a 70 m² living area, and a 50 m² master suite. The interior puts “silent luxury” first, using world-class brands such as Gaggenau, Poliform, and Schüco.

A five-metre-long cantilevered deck offers unobstructed panoramic views of the Mediterranean Sea, Gibraltar’s coastline, and Africa. The homeowners also enjoy a private 200 m² “super-garage” capable of housing five vehicles, connected directly to the home via a private elevator.

Wellness and Service – A Focus

Tyrian Residences It is not only about the square footage of the building or its views. The project has a WELL Silver Pre-certification which guarantees the highest standards of air quality, lighting, and acoustics. Other than the 1,400 m² of communal areas, including a spa and an infinity rooftop pool, the development offers a “private hotel” experience. The property offers 24/7 concierge services, advanced integrated security and is designed for owners from abroad who want privacy and an “lock-up and-go” lifestyle.

Estepona was recognized as a top Mediterranean luxury destination at the 2025 European Property Awards. As the prices of luxury goods continue to rise, this recognition confirms the city’s status.
