Flat sharing in Spain? These are the cheapest and most expensive cities for renting a room in 2024


A STUDY by property portal Idealista has revealed the cheapest and most expensive cities in Spain when it comes to renting a room in a shared flat. 

The analysis looked at the average monthly cost of a room in all the provincial capitals during the second quarter of 2024.

At the top of the list was Barcelona, with an average of €565 per month, followed by Palma de Mallorca and Madrid, both on €500, and San Sebastian (pictured above), on €450.

In joint fifth, recording a €400-per-month average, were four cities; Malaga, Pamplona, Santa Cruz de Tenerife and Bilbao.

Not far behind was Valencia, with an average room rental price of €395.

For those looking for low-cost options, Jaen city is the cheapest capital in Spain, where a bedroom will cost you just €210 per month on average.

Close behind is Palenca (€217) and Zamora and Ciudad Real, both recording €220.

In terms of where the price increased the most, Caceres is top of the list, with a 27% boost in the second quarter of this year.

It is followed by Ceuta and Palma de Mallorca, which both saw a 25% increase in the average cost of renting a room.

Among the major markets, after Palma, the largest increases were in Alicante (16%), Barcelona (13%), Madrid (10%), Valencia (8%), San Sebastian (7%), Malaga (5%) and Bilbao (5%).
